2. List your home for sale on the MLS

Once you choose your package, you’ll submit your contact and payment information through the Brokerless website. You can pay via PayPal, Venmo, or a debit or credit card.

Brokerless will contact you over the phone or by email about the listing paperwork. You’ll complete and return the paperwork, which includes property details, and submit photos.

This is when you’ll set your listing price. Brokerless doesn’t provide help with this, so you’ll want to look at comparable sales in your area. You can get this info by requesting a free comparative market analysis (CMA) from a local realtor. You can also use our home sale calculator to see how much you can earn from the sale.

After all this information is completed, Brokerless will pass it on to a broker in your area. The broker will post your listing on the MLS within 24–48 hours. Your listing will then be syndicated to real estate sites like Realtor.com, Zillow, Trulia, and Homes.com.

3. Manage showings

Buyers or their agents will contact you directly to set up showings. You can add the ShowingTime feature to any package, which gives buyers one-click online scheduling. Buyers can also email you feedback.

4. Consider offers and make counteroffers

As you receive offers, you can consider whether you want to accept or make a counteroffer. You may also need to negotiate some aspects of the deal, like who will pay closing costs.

Keep in mind that Brokerless doesn’t offer support with negotiations.

5. Negotiate post-appraisal or post-inspection buyer requests

After agreeing on an offer, the buyer will likely request a home inspection and an appraisal. Depending on these findings, you may have to re-negotiate some parts of the contract, including the purchase price.

If you select Brokerless, you won’t have support during this process.

6. Close on your house

After negotiating, it’s time to close. This can be a complex process with multiple steps and several documents. While Brokerless provides state-required forms and disclosures, its support ends there. You’ll need to navigate the closing yourself.
