Working with Wayne Schulaski was amazing. Even though my house did not qualify for the guaranteed offer, I still stayed with Mark Spain Real Estate and Wayne. Negative experiences

❌ “Pushed us to list”

A common complaint among Mark Spain customers is that the "Guaranteed Cash Offer" advertised by the company is misleading. Many sellers find the offers unworkable, and are then pushed into listing their home the traditional way. Other customers are surprised to find that they have to sign a listing agreement in order to review cash offers, meaning they pay a full agent commission regardless of whether they sell for cash or put the house on the market.

Horrible experience with this company. Started out with trying to get a cash offer. After 3 weeks, 2 insulting offers came in. Then pushed for us to list. After listing, minimal traffic at best. Probably because the pictures they took were horrible, unprofessional and lacking to say the least. Keeping in mind the house is in excellent condition - as stated by their inspectors. We had to write our own listing thanks to completely wrong and inaccurate info by the agent. Then after a month, my agent who treated us an after thought the entire time, was fired. Wasted 6 months of my time and now we will start over with someone else.

Bait and Switch with their "Cash offer" program. They say there is a "No obligation" cash offer. However, they use this to drive inbound leads and try to convert those leads into listings. What actually happens is you fill out the information, someone calls you the same day and they explain that you have to sign a buyer's agreement and then they offer the house to their "investor partners" that will then provide a cash offer. However, you cannot do this unless you sign with them. BIG BAIT AND SWITCH TACTIC.

“Demeaning offers...extremely high fees”

After receiving multiple demeaning offers (below payoff amount and their own accessed value) on my totally renovated property, on 5/28/25 I requested the listing be removed. Offers made did not meet the market value, not to mention their extremely high fees. The entire experience was a total farce in my opinion and I'd never refer anyone to Mark Spain or any of its affiliates. Insignificant deposits ($0–$500), deposits due after the inspection, or deposits that remain refundable up until closing are red flags.
  • Vague or incomplete contracts. A legitimate buyer will provide clear, specific terms — including the the length of the due diligence period, the amount of earnest money put down, the specific reasons that a contract may be cancelled, and what happens to the earnest money if a contract is cancelled outside of those reasons. Ambiguity often works in the other party’s favor, not yours.
  • No reviews or sales history. If you can’t find any instance of the company online or they refuse to provide evidence of past deals, it’s a good idea to walk away.
