1. Select your listing plan

2. List your home for sale on the MLS

Once you purchase a plan, you’ll sign a listing agreement.

Then you'll create your listing by filling out a form with your home’s details — like the number of bedrooms and baths to square footage — writing a full property description, and adding photos.

After you fill out all the information, Prello will send it to a licensed broker who will list your home on the MLS within 24–48 hours.[1]

3. Manage showings

When selling FSBO, you're responsible for handling all inquiries from potential buyers and their real estate agents. You'll also need to manage your own showing schedule, whether through calls and messages or a scheduling app.

If you’re interested in using the scheduling platform that Prello Realty offers, you can buy it separately for $95 or choose the MLS Pro package, which has it included. Also consider getting a lockbox to provide agents access to the property. It’s recommended that sellers not be present during showings for the buyer's comfort.

4. Consider offers and make counteroffers

When an offer comes in, it’s up to you to review and evaluate it. This step requires an understanding of the local market, contingencies, the buyer’s financing, and more. Be sure to consider the whole picture, not just the offered purchase price.

If an offer is not satisfactory, you can send a counteroffer. You might counter with a higher price, a larger earnest money deposit, or shorter contingency periods.

5. Negotiate post-appraisal or post-inspection buyer requests

  • If the appraisal comes in low, a buyer may want to renegotiate the price. Review the report to verify its accuracy. You can offer to lower the price, split the difference, or suggest that the buyer cover the gap out of pocket.
  • If the inspection reveals issues, a buyer may request repairs, a price reduction, or some other concessions. If the report highlights only minor concerns, you can likely agree with the buyer to leave them as is or quickly address them.

6. Close on your house

Closing is the final step of the process. Once all contingencies are cleared, you'll work with the title company or a closing agent to finalize the sale. In some states, it’s also legally required to have an attorney.

An experienced real estate attorney can be critical at closing. It’s possible to handle the paperwork yourself, but it requires diligence to avoid legal mistakes and unfavorable terms. Prepare in advance, review every document, and work closely with the title company to ensure your closing goes as smoothly as possible.
