Working with Wayne Schulaski was amazing. Even though my house did not qualify for the guaranteed offer, I still stayed with Mark Spain Real Estate and Wayne. There was a chance that the deal would fall through because of the buyer's lender wanting to wait for another month to close. Negative experiences

❌ “Put no effort into actually selling homes”

Insufficient seller support is one theme noticeable throughout Mark Spain's negative reviews. While the percentage of unsatisfied customers is small, it’s still worth researching the specific agent you might be working with beforehand.

They refused to market our home other than slap it on the mls and call it a day. Their photos are sub par and they put no effort into actually selling homes. Their "investors" are large corporations that you can go to directly. Don't use this company!

Bait and Switch with their "Cash offer" program. They say there is a "No obligation" cash offer. However, they use this to drive inbound leads and try to convert those leads into listings. What actually happens is you fill out the information, someone calls you the same day and they explain that you have to sign a buyer's agreement and then they offer the house to their "investor partners" that will then provide a cash offer. However, you cannot do this unless you sign with them. BIG BAIT AND SWITCH TACTIC.
