Trafford, Wilkinsburg and Brentwood borough residents pay the most taxes on a $100,000 home in Allegheny County, with South Versailles Township, Franklin Park and Marshall Township paying the least. Data from the state Department of Community and Economic Development, individual county and municipal websites and the Business Times Guide to Western Pennsylvania Schools was used to gather current millage rates for the 459 municipalities in Allegheny, Armstrong, Beaver, Butler, Fayette, Washington and Westmoreland counties. Assessment appeals could cost Butler Area

Two large businesses in the Butler Area School District are appealing their real estate assessments, which could reduce annual tax revenue to the district by more than $200,000. The Clearview Mall in Center Township and AK Steel in Butler and Butler Township are the two biggest properties in the school district, said Tom King, the district's solicitor. “They are also the two most highly assessed companies in the school district,” he said. Under the current county assessment, AK Steel's property is valued at nearly $3 million. The Clearview Mall is assessed at $6.7 million. AK's appeal claims the value of its properties is $957,600, according to Chris Savage, director of property and revenue assessment in Butler County. Read more.
Location, location, location: Cranberry really has it
Two-thirds of the more than $300 million in development in Butler County during the past year occurred in the Cranberry area, where much of the growth resulted from the 2009 relocation of Westinghouse. Township officials say growth in the southwestern part of the county includes stores, offices, schools and churches, valued at $120 million. With home construction and infrastructure work, the value tops $200 million. The Westinghouse move from Allegheny County brought with it more than 3,000 jobs. Some of the development is radiating outward, into adjoining communities — for example, the Buncher Co. development at Jackson Pointe Commerce Park in Jackson and new housing in Adams. But no portion of the county has grown like Cranberry, at the intersection of Interstate 79, the turnpike and routes 228 and 19. Read more.
