What is a VA home loan?

The VA home loan is a benefit provided by the Federal government for eligible veterans. Widows & widowers of eligible veterans are also entitled to a VA mortgage under specific guidelines.

Individuals with service as members in certain organizations, such as Public Health Service officers, cadets at the United States Military, Air Force, or Coast Guard Academy, midshipmen at the United States Naval Academy, officers of National Oceanic & Atmospheric Administration, merchant seaman with World War II service, and others. Certain U.S. citizens who served in the armed forces of a government allied with the United States in World War II.

Requirements for a VA loan

The veteran's mortgage requirements are similar to any other home loan. Veterans must be gainfully employed, have a reasonable credit score and his or her monthly debt must be in line with the vet's monthly income. Veterans are not automatically entitled to a VA mortgage. Vets must meet customary lending guidelines.

You are the spouse of a service member who has died in the line of duty or as a result of a service-related disability.
You have more than 6 years of service in the National Guard or Reserves,
You have served 181 days of active service during peacetime,
You have served 90 consecutive days of active service during wartime,

VA home loan credit score requirements

The Veteran's Administration does not provide VA mortgages directly, but works with lenders to provide the VA mortgage. The minimum credit score will vary from lender to lender, however, most lenders desire a minimum credit score of 620.

How much can you borrow on a VA loan?

The maximum loan amount is determined by the monthly income, monthly debt, and additional living costs. The VA loan program does not have a loan maximum, however, there is a limit above which buyers need to make a down payment. That limit in most parts of the country is currently 484,350
